Yishun maisonette at S$760,000 and apartment at S$1,185,000 sell on same street in same month

On Yishun St 61 in September 2026, a 164 sqm apartment sold for S$1,185,000 and a 146 sqm maisonette for S$760,000, a gap of S$425,000.

A 151 sqm multi-generation flat at Block 666 Yishun Ave 4 sold for S$1,212,000 in September 2026. The flat was on the 10th to 12th storey and sold in 2026-09.

If you and your parents are thinking of buying together, that is the kind of price tag you may be looking at.

Multi-generation flats hover around S$1.1 million to S$1.2 million

Block 633 Yishun St 61 had a 171 sqm multi-generation flat (10th to 12th storey) sell for S$1,178,000 in October 2026. Over at Block 605 on the same street, a 163 sqm unit on the 7th to 9th storey went for S$1,190,000 in July 2026.

The same Block 666 had an earlier sale too. A 164 sqm unit on the 4th to 6th storey went for S$1,120,000 in May 2026.

That is S$92,000 less than the September sale. The September unit was smaller and higher up, though, so the two are not a like-for-like comparison.

Executive flats on Yishun St 81 sit near S$1 million

Executive flats in Yishun cost less than the multi-generation ones, but many still sit close to seven figures.

On Yishun St 81, Block 828 had a 146 sqm maisonette (10th to 12th storey) sell for S$1,010,000 in September 2026. A 142 sqm apartment in the same block, on the 4th to 6th storey, sold for S$980,000 that month.

Earlier in 2026, a 145 sqm apartment at Block 828 (7th to 9th storey) sold for S$1,068,888 in May. The lowest Yishun St 81 sale in the list was a 145 sqm maisonette at Block 827 (1st to 3rd storey) for S$960,000 in April 2026.

So even within one street, the price can move by around S$100,000 depending on the unit.

Same street, very different prices

Prices on Yishun St 61 show how wide the gap can get. In September 2026, a 164 sqm apartment at Block 641 sold for S$1,185,000. Block 611, on the same street, saw a 146 sqm maisonette on the 1st to 3rd storey sell for S$760,000 that same month.

That is a gap of S$425,000.

Lease left matters too. The Block 641 flat started its lease in 1992 and had 64 years 09 months remaining. The Block 611 flat's lease began in 1987, with 60 years 03 months left. Size and floor level also differ between the two.

Same flat type, same block, higher price

Block 643 Yishun St 61 offers a closer comparison. A 146 sqm maisonette on the 4th to 6th storey sold for S$788,000 in January 2026. A unit of the same type, size and floor range in that block went for S$849,000 in September 2026.

That is S$61,000 more in eight months. The lease left was 60 years 08 months for the January sale and 60 years 01 month for the September one.

Block 611 shows how much variation there can be. Its maisonette sales ran from S$860,088 in February (4th to 6th storey) to S$888,000 in March (7th to 9th storey) and S$925,000 in August (10th to 12th storey). The September sale at S$760,000 was on a lower floor.

Older leases can still cost over S$1 million

Lease age does not always mean a cheaper flat. A 162 sqm adjoined flat at Block 746 Yishun St 72, with 57 years 07 months of lease left, sold for S$1,128,000 in June 2026.

For comparison, a 142 sqm apartment at Block 877 Yishun St 81 (7th to 9th storey) sold for S$980,000 in March 2026. The same month, another 142 sqm apartment at that block (10th to 12th storey) also sold for S$980,000.

What to keep in mind when you compare prices

If you are weighing a purchase, look at more than the headline number. Floor area, storey, flat model and remaining lease all show up in each sale record.

Resale prices should be taken as indicative only, since buyers and sellers agree on them based on many factors. The records also leave out sales that may not reflect the full market price, such as resale between relatives and resale of part shares.

Floor area can include recess area purchased, space adding items under HDB's upgrading programmes, and roof terrace. So two flats with similar sqm figures may not be identical inside.

The Yishun sales listed here are only a slice of the market. They still show how far prices can swing between two flats on the same street.
